The Franklin Park West consists of 150 acres of land located at the north end of St. Albans Town on the eastern side of U.S. Route 7. The park is 1.5 miles north of downtown St. Albans, and is less than one mile from exit 20 of Interstate 89. The park is located on the southern side of Interstate 89 and has high visibility from the interstate. The property is bordered on the south by the Eveready Battery Company which operates a large flashlight manufacturing facility. The park has been developed in three phases. Phase I consists of twelve commercial/light industrial building lots, varying in size from 2.4 acres to 10.6 acres. 8 are sold and 4 remain on 14 acres. Phase II consists of 4 lots with 1 sold and 21 acres remaining. These lots are served by a 4,000 foot access road. Distribution lines in the area are operated at 12,470 volts. Lines serving the area are fed from the Highgate sub-station located in Highgate Falls. There is a 10-Mva transformer at this sub-station and four generators generating approximately 6-Mw. General service at secondary voltage is available in this area. The power system of the Franklin Business Park West is overhead. The entire site and is supplied by Central Vermont Public Service Corporation. Sanitary and industrial waste water disposal in the park are provided by the City of St. Albans via a 10-inch ductile iron and PVC water main. The system has both hydraulic and BOD reserve capacity. Commercial and industrial customers are assessed the same waste water processing fees. Industrial consumers are required to purchase daily poundage of BOD based on Environmental Protection Agency regulations. Potable water is also provided by the City of St. Albans owned facilities. Natural gas and telephone are available on-site. The lots are located in open meadowland, with relatively flat topography and low site development costs. Elevin additional lots in Phase III varying in size from .75 acres to 13.2 acres are being developed, and these lots will be served by an additional 3,200 lineal feet of access road. These lots will be provided with full services. The project is zoned commercial and light industrial, and they will consist of a mix of these uses. All permits have been acquired for the infrastructure construction of Phase I and II and III. As each lot is developed, permit amendments must be obtained by the purchaser. The existing permits will facilitate the permit amendments on each lot. This park is ideal for a firm seeking a location that combines access, high visibility and proximity to Montreal and the Burlington International Airport. The Access Road through Franklin Park West also services a 92 Unit active adult community called the Village at Franklin Park, Paquin Ford, Paquin Jeep/Chrysler, North County Nissan, Champlain Valley Equipment, St. Albans Mini Storage, American Legion Post #1, Altech Vermont and Club Respite. |
