Richford Business Park is located in the Town of Richford, Vermont approximately one and one-half miles south of Richford downtown, and three miles south of the Canadian border. It is bounded on the east by Vermont Route 105 and on the south, west, and north by agricultural land and woodland. The topography of the park consists of gently rolling meadowland which was previously in hay production. The park is approximately 23 acres in size, with 9.5 acres remaining available for development. Located in the park, Kaytec, Inc., a division of Kaycan Ltd., a large firm that manufactures vinyl siding.

On the northern border of the business park is a forty bed level III Nursing home, of which ten rooms are for Alzheimer care.  One-half mile northeast on Vermont 105 is a modern daycare and physical fitness facility.  Across the road is the Richford Elementary School.  A mile and one-half same course brings you to downtown; Town-Hall, Library, Post-Office, Bank, Emergency Services (Fire and Ambulance) Richford Health Center and Dental Practice.  In a rural village setting with the Missisquoi River running through and around.  On a hill across the river and visible from downtown, the Richford Jr.-Sr. High School is located.  A small population school offering a traditional education for today's world.

Richford is one of eighty-five call routing centers that Verizon has throughout Vermont utilizing the latest in digital switching technologies.  Verizon has invested over $800 million in Vermont's network, which features copper and, fiber infrastructure.  Recently Verizon added about 2,500 miles of fiber optic cable in Vermont bringing the states total up to about 50,000 miles.  This technology allows for greater capacity, higher transmission speeds and better quality for voice, video, and data transmission.

Richford is one of eleven Vermont communities where Digital Subscriber Line (DSL) service was recently introduced.  DLS is the generic name for a family of digital technologies, delivering always on, high-speed access over copper telephone lines.

The soils within the park are silt loams which have a seasonal high water table that can be within 1 to 2 feet of the ground surface. Any below-grade structures constructed on this property should be designed with an adequate drainage system to depress the ground water adjacent to the structure. The dense silt and clay loams will be discovered at the footing depth, with a bearing capacity of at least 2,000 pounds per square foot. Soil borings should be undertaken for structures that will have a bearing capacity requirement in excess of that amount. The paved horseshoe shaped access road within the business park is approximately 1,700 feet in length with a 24-foot traveled way. The two entrances connect to the western lane of Route 105 and are located approximately 800 feet apart.

Three-phase overhead power is available within the business park access road right-of-way. Distribution lines in the area of the business park are operated at 12,470 volts. Lines serving the area are fed from the Berkshire sub-station, approximately four miles south of the park. The Richford Business Park is served by a gravity sewer system, which flows to a central pumping station located at the western boundary of the park. Waste water is pumped from the pumping station through a force main up to and along the right-of-way of Route 105 to the Richford Village waste water treatment plant. The pumping station has an average capacity of 20,000 gallons-per-day, and a peak capacity of approximately 115 gallons-per-minute. A reserve allocation for the business park of approximately 9,000 gallons-per-day is available. Park occupants share the electrical expense of the pumping station on a pro-rated basis.

Municipal water is provided via a 12-inch ductile iron water main from the Richford Village water distribution system along Route 105 to a main located in the right-of-way for the access road. Access to the main from the undeveloped lots is facilitated by under-road sleeves. A reserve allocation for the business park of approximately 9,000 gallons-per-day is available. Fire hydrants are strategically located within the park.

The Richford Business Park is presently zoned for industrial uses by the Town of Richford. All uses are conditional uses, which must be approved by the Zoning Board of Adjustment. In addition to the zoning regulations, development within the park must adhere to the Declaration of Restrictions established by the Richford Economic Advancement Corporation (REAC), owners of the park. Allowed conditional uses include: manufacturing, wholesaling, assembling, processing and warehousing, including appurtenant office and service use.

Vermont permits will be required for industrial development. These include, but may not be limited to the following: Town of Richford Zoning Board of Adjustment approval, Town of Richford Planning Commission Site Plan approval, Village of Richford waste water/water supply allocation, State of Vermont Master Land Use Permit amendment, and State of Vermont Stormwater Discharge permit. Depending on the extent of process emissions, an Air Quality Permit from the State of Vermont may be required. REAC has obtained an "Umbrella" Land Use Permit for the business park.

Richford, Vermont also has an additional 50 acres of available land zoned for industrial use. All sites have municipal water and sewer, three phase electrical power, and good access to State and Canadian Provincial highways.
